Moving to Palm Beach County in 2026
Palm Beach County pairs Atlantic beaches, no state income tax, and a steady stream of new residents, which is why it keeps landing on relocation lists. In 2026, the market has also tilted toward buyers. If you are moving to Palm Beach County, and especially to a value spot like Boynton Beach, here is what to know about prices, the best areas, and the costs that catch newcomers off guard.

The market, city by city
Palm Beach County spans a huge range. The countywide median sits around $538,000 for all home types, with single-family homes closer to $650,000, and homes are taking about 80 days to sell, so you have room to negotiate.
Renting first is common while you learn the county, though it is not cheap: single-family rentals command a premium over apartments, and vacancy has tightened even as new units come online. If you plan to stay 5 years or more, buying usually comes out ahead here once you factor in Florida’s tax structure and steady appreciation.
Where you buy changes the number dramatically:
- Boynton Beach and Lake Worth Beach: the relative value of the coast, with single-family homes roughly $380,000 to $600,000 and condos from the $350,000s.
- West Palm Beach: the fast-growing county seat with Brightline rail access, ranging from about $450,000 into the millions.
- Delray Beach: a walkable downtown scene, generally $550,000 and up.
- Boca Raton: upscale and amenity-rich, mostly $700,000 and higher.
- Jupiter and Palm Beach Gardens: north-county favorites, with single-family homes often above $700,000.
At the very top, the island of Palm Beach trades in the millions and is essentially a cash market.
Why Boynton Beach is a smart landing spot
For buyers who want the coast without Boca or Palm Beach prices, Boynton Beach is one of the county’s best-balanced markets. It sits between Delray Beach and Lake Worth, minutes from the Intracoastal and the ocean, with a median around $370,000 across home types and roughly $520,000 for single-family homes.
Right now the local market leans toward buyers, with homes sitting around 80 to 110 days and nearly a quarter of listings seeing a price cut, so a patient, well-researched offer pays off. Master-planned communities like Valencia Cove, Valencia Reserve, and Canyon Isles are popular with both families and active-adult buyers, and new construction is steady across the western neighborhoods.
The location does a lot of the work. You get your own stretch of beach at Oceanfront Park, a marina and waterfront dining along the Intracoastal, and a downtown that has seen real investment in recent years. Delray Beach’s Atlantic Avenue and Boca’s shopping are both a short drive south, so you trade very little in lifestyle for the lower price tag.
A few more things to know
Growth is the backdrop. Palm Beach County has passed 1.58 million residents, adding close to 90,000 people since 2020, and the wider Miami-Fort Lauderdale-West Palm Beach metro ranked among the fastest-growing in the country. Demand from Northeast transplants and buyers priced out of Miami keeps the market steady.
A few practical notes. Brightline connects West Palm Beach to Fort Lauderdale, Miami, and Orlando if you want to skip I-95. Public transit is limited otherwise, so plan on a car. School zoning follows your street address rather than the city name, so confirm it before you buy, especially if a specific school is driving your search. And time your move outside peak hurricane season, June through November, when you can.
